Answers to your frequently asked questions
Can you hold a place before I apply?
We cannot hold a house before an application has been submitted, approved, and a security deposit has been paid. We encourage everyone to fill out an application while you’re looking for that perfect house. Then, once you find the house you want, you can come in and reserve it with your security deposit and a signed lease.
Do I pay first month’s rent and last month’s rent with my security deposit?
Before you can move into the property, you will need to pay the security deposit and first months rent.
How old do you have to be to apply?
You must be at least 18 years old to apply to rent a River City home. In addition, anyone planning to live in the home 18 years old or older is required to submit an application.
Is the deposit refundable?
Yes, the security deposit will be refunded after a tenant moves out and the house is inspected for any tenant related damage. If there has been damage to the home that is not normal wear and tear, the repair amount will be deducted from the initial security deposit paid.
Tennessee Landlord Tenant Law allows River City Property Management 30 days to refund any remaining security deposit.
Who needs a cosigner?
We allow a co-signer for applicants who meet or exceed all qualifications besides income. In that case, you may have a cosigner as long as they meet the following criteria

I want to get a pet. What do I do?
Visit one of our offices to discuss this with our Operations Coordinator. The main consideration will be whether the owner of the house will allow a pet and/or is an acceptable pet breed per your lease. There is also a $250 non-refundable pet fee per pet living in the home.
I want to move out, but my roommate wants to stay. What do I do?
It really depends on the situation. You can move out, but you will remain on the lease and still be liable for the rent unless your roommate either finds another qualified person to take your place or they qualify for the house on their own. If your roommate finds someone to take your place, we have a roommate swap agreement that would need to be signed.
My lease expiration is coming and I want to move out. What do I do?
We require all tenants to put in a 30 day written notice, which can be done by emailing email@example.com or coming into our office.
Who is responsible for paying for repairs & maintenance requests?
Owners are responsible for all usual maintenance such as roof, plumbing, electrical, and any structural work that needs repair as long as it was not the result of tenant misuse. Tenants will be responsible for work that was caused by misuse…such as holes put in sheetrock, toilets clogged by toys, feminine products, etc.
