Application Process

River City Property Management, Inc. adheres to all federal, state and local fair housing laws.  Please use the following guide to make your leasing application process easier and quicker for both yourself and River City Property Management, Inc. All information collected by River City Property Management, Inc. is private and for our leasing purposes only.  Your information will not be sold or shared with other groups or companies.

River City Property Management, Inc. requires the following information from all prospective tenants:

1) Rental Application-must be filled out for all occupants over the age of 18.
2) Current Credit Report-to be obtained by River City Property Management, Inc.
3) Current and Previous Rental History-to include Landlord contact information, dates, and rental amounts paid
4) Proof of Employment and Salary Verification-Receipt of two current pay stubs
5) Combined Household Income - equal to or greater than 3 times the rental amount
6) Security Deposit-typically equal to one month's rent payable in the form of certified funds only.
7) Non-Refundable Pet Fee-pricing varies based on weight and number of pets
8) First Month’s Rent-due at lease signing. (may be pro-rated)

The above information will also be necessary for any or all co-signers and/or co-applicants.

Steps 1 through 4 can be completed by sending us an Online Application .

If you are ready to complete our Online Application , please have a credit card available for the application fee.  Application fee is $30 for eachindividual over the age of 18 that is to reside in the rental home.  To submit your application in person please visit our office location during normal business hours.  It will be required to make a copy of your photo ID and receive payment of application.  Cash, Check, Certified Funds, or Credit Card are acceptable forms of payment for an application fee only.

Steps 5 through 7 can be completed by using our Online Payments system.

 All leases are for one year unless otherwise stated.
