All rent is due on the first of the month with a grace period to the fifth calendar day from when your Rent is due. Rent paid on the sixth calendar day past the due date or later is additionally charged with a late fee equaling 10% of the monthly lease price.
Payments are accepted through our online payment system with any major credit card. Payments are also accepted in our office during normal business hours and mail by personal check, cashiers check or money order. Please write the property address in the memo field of the check. Online payments are charged a convenience fee per transaction excluding application fees. This convenience fee is charged due to the higher costs of processing online payments. Our average cost to process an online payment is $50.00 (excluding in house accounting and management costs) so, rather than increase all rents and management fees, we were faced with two alternatives; we could stop accepting online payments or we could charge a convenience fee and continue to accept online payments. Each convenvience fee is different per property and is presented prior to the final check out when you enter your online payment information. You have the option of canceling the payment before completing the final payment processing step.
Alternatively we recommend setting up automated "Bill Payments" in your Bank's online banking system (This is usually free) or mailing us a personal check, cashiers check or money order (This costs less than $5.00). Remember to include the property address in the memo field of the payment.
