What Investor/Owners will find with River City Property Management, Inc. is our approach to maintaining properties.· In order to successfully manage properties it is our belief to treat each home as if it were our own.· When making decisions on behalf of others, using this approach, we ensure that each Owner's best interests are being met.· We strive to be pro-active when it comes to the daily operational care of our properties.· This can be challenging, at times, due to various factors that are beyond our control.· Our staff has the ability to identify and solve your site related issues quickly and effectively.· In order to do so, we maintain a network of carefully screened vendors who know the level of service and quality we demand. In order to minimize liable situations between all parties, each vendor is required to have the appropriate licenses and or insurance necessary for their trade.· River City maintains all certificates of insurance for the vendors, as well as, providing the IRS required 1099 on each.

River City understands the value of a dollar and realizes we are spending other individuals money.· Before the first dime can be spent on behalf of any owner, we have to ensure we are compliant with the state mandated rules pertaining to Anti-Trust Laws.· All policies are reviewed for compliance with state statutes and document provisions.· River City works diligently to maximize the return for individuals investments.· We are continually looking to find ways to provide owners with rock bottom savings without· compromising standard levels. ·· Again, decisions are made with the best interest of the property owner and what will yield a better result.

We understand that tenant retention begins on day one for every renter.  It is our goal to work with owners and their properties in order to be able to provide properties that are ready for renters to move in and want to stay in.  This is met by providing owners with assessments for their properties and detailed information of what is needed in order to the the unit ready to be moved in. 
We customize each management agreement between parties to suit the owner’s needs. We understand the importance of investment property and we strive to oversee each and every transaction in a professional manner.
